LOAN MODIFICATION LEADS / MAILERS


Over the last few months the loan mod and short sale industry has really started to take off. During this time Best Rate Referrals has been doing BETA testing on many forms of lead generation for these professionals. We have done extensive data mining, many direct mail campaigns and various call campaigns. After weeks of testing with current clients I am proud to say that we finally have our marketing plat form all set for retail. Like always I never release something unless it works and has been PROVEN by me to work through actual beta testing.

We have developed many options to choose from. CHECK IT OUT.......


OPTION #1 - EXCLUSIVE TELEMARKETING LOAN MODIFICATION LEADS!
10-20% closing ratio
(AMERICAN CALL CENTER)

Our telemarketing center currently calls homeowners nationwide to refinance their home. When an interested homeowner does fit our refinance lead criteria but is still interested we inform them of a program especially for homeowners in their situation. Our telemarketer will then ask the homeowner numerous questions regarding their current home/financial situation. At the end of the call our telemarketer explains that a loan modification company will be calling them back with modification options. We will then send you all information provided by the homeowner the next day, ensuring all leads are less than 24 hours old.

OPTION #2 - LOAN MOD AND SHORT SELL DATA! Generate your own!

There are a few databases you can go after for your mail and call campaigns and have great success.

The first one that is really doing well for this market is the recasting ARMs data base. Keep in mind that many of these folks are over 90% LTV and when their payments change many wont be able to refi so a short sale or a loan mod may be the only way. Of course for the law firm based companies you already know that you also have BK as an option as well as litigation. The fact that you have so many ways to help these folks as well as make money from your services, is what makes the ARMs database such a good database to market to. pricing depends on quantity on this data but you will never pay more than 20 cents per name for these 2008 ARMs with me!

The other major database commonly used for this market....CREDIT DATA. We can filter by number of late(s) in the last (x amount) of months as well as how many recent months late are they currently. This is good targeted stuff to mail to for 30, 60 , and 90 day late data. Minimum order with this database is 2500 and and the pricing ranges from 20-30 cents per name and we can target by any area that you want.

OPTION #3 - LOAN MODIFICATION MAILERS!
(ARM DATA OR CREDIT DATA TARGETING LATES... 1-5% RESPONSE RATIO!)

These can be sent out to a few different databases...we have been having great success in mailing to people with lates from the bureau as well as the recasting ARMs database since most of them are upside down. WE can send a full color letter or a black and white letter The one we are using right now is converting over 1% each time we drop and of course we see much higher in the states hurting the worst like Cali, FL, NV, AZ.....etc..we saw as high as 5% response in some areas. Internet leads is something brand new for BRR. We started playing with this about 9 months ago and after several months of beta testing with current clients we are finally ready to expand these for sale to agents in the field.

I would like to provide feedback on this leads. I was part of a test case for their mailers. The dropped 186 mailers (correct me if I am wrong Raymond) for me in the over-saturated OC, CA market. These were all NOD list people, so their info was available to anyone. I received 11 calls. Two unfortunately wouldn't give me their info. 3 were looking to short sale who I referred out to my short sale guy. That left me with 6 leads. 1 signed up immediately. 2 are looking for funds, but want to proceed with the mod. 3 are on the fence. So, 1 out of 6, I'll take all day every day. 3 referrals is great for my realtor buddy. So, look at the numbers how you want but the main thing is the phone rings. Its up to you to make it turn into business.

Also, I have been working with a colleague up in Idaho. Their response was double mine. He was able to short sale them and if not referred to me of which I was referred 9 people and have signed up 3. Don't know their short sale or how many pieces they dropped but I know that they got about 25-30 calls.

Just some feedback for everyone.

I am the Idaho collegue Beau was referring to. We have a firm that specializes in short sales and I was also a part of the beta test for this mailer. My first drop was right at 200 pieces and I had the calls coming to mny cell phone because I didn't expect to much of a respone... WOW was I wrong. I got over 50 calls and had so many chicken scratch notes of people I needed to call back and give more info, that I really needed to get organized. I was astonished by the response, I have worked with Raymond on the mortgage side and these results were unheard of.

I decided this was going to be a very effective marketing campaign and have since hired 4 people to field the leads and set up in house appointments as we are trying to convert these to short sales. The second mailere we sent out had a 800 number and a voice message call capture system in order for us to be more organized. 180 pieces went out and we got 39 calls!! These leads are great because if we can't get the short sale we then refer them out for a BK or a loan modification if they are set on staying in the house.

I am very excited to watch my pipeline grow from this lead source. I am confident we can bring in a minimum of 2 new short sales a week with this product. This is going to be huge for my companies bottom line.

Kelly and I sent out 178 pieces as a "test batch", and the response has been unbelievable. Out of the small campaign that we did, I have already received 19 calls! Are you freaking kidding me? That's a 10.7% return. All I can do is say "Thank You" and prepare for the next campaign.

Raymond, Thank you for letting me be in the test group for these mailers. I did a very localized campaign so we only sent out 120 mailers. I didn't believe that I would get more than 3-4 calls from such a small amount going out. I got over 25 calls!! I'm still mad at Kelly for making me put my cell phone number on the letter. I was getting calls all day long, writing notes on napkins at lunch. 4 of the people who called were ready to get their home sold, and I sent them over to a Realtor friend of mine. 2 of them were ready and able to qualify for a loan mod. I'll be getting paid on these deals very soon. I’m very excitingly looking forward to the results in my next campaign.

Wow, thanks for all the feedback gentlemen. To see that the mailer is working consistently in multiple areas is great!! I have never seen any responses like this in 7 years of marketing.

The fact that you all can network distant deals through your local marketing and help each other make more money is the best part of this industry and what its doing right now!

I look forward to sending these each and every week for you guys.

For others the counties are getting snatched up and once they are bought they are exclusive. If you do loan mods or short sales you want to be in on this....

We are still rocking in Idaho. We have been keeping close tabs on the leads and we are still above 15% call back. This mail piece is amazing. In the last two weeks I have put 6 new short sales in my pipeline. We are going to expand our marketing area triple what we are doing now when I return from Ireland.

I am finshing up and getting ready to be an affiliate with Beau Barnhart. I was reading his post on the test mailers you did and wow is all I have to say. My office is in the San Fernando Valley of California and most of clients are spanish speaking, because of the area. Do you have a test case for spanish speakers or only for English. I have done about a month of research on and off regarding this. I went Beau, becuase we are simply signing them up for Loan Mod processing by an attorney backed company and don't expose ourselves to DRE rules. I am on the board of non profit so anything I do I have to be very careful due to my reputation and the organization. I know I went long, but I like to be upfront and get to know the people we do business with. I love to get more info on LOAN MOD AND SHORT SELL MAILERS, and we do get the niche report.

Juan, I couldn't find this email however give me a call and we can discuss your options. We have really been working hard to master this industry for the Loan mod and short sale specialist. At this point we would like to save as many homes as possible and help stabilize this market a little. Nice thing for you all is there is a lot to be made in damage control and rebuilding. Luckily for me the demand from the consumers are there too so the marketing really is pretty good stuff and converts every time.

BTW congrats on working with Beau. I have also talked to him briefly and seems to be a stand up guy with a stand up operation. Let me know if you all need anything.

wjat lists that are fairly inexpensive upto 50 cents per name do you recommend to buy?

I must say that I orderd a batch of leads that already adjusted about 2 months back. I ordered about 500 leads just for me to cold call on and i pulled 3 deals out of it. I spent a couple hundred bux on leads and each lead i commission 1500. Not such a bad deal. Thats 4,500 alone out of a small investment. It did take some time out of my day but well worth it. The leads provided address and mortgage company they are with and the date it adjusted. So I mailed to these clients and followed up with a call. Im ready to order some more and get back to the phones and double it this time now that I know what im doing. Thanks Raymond for all your help bud I hope this 2nd attempt is twice the commission. As our refinance lead clients send back leads for credit for LTV and other issues we credit the refi client and then put that lead into a hopper to be called by one of my senior agents. My rep then offers them out other options.....we explain to them about the basics of loan modification. If, and only if, they client wants to talk to a loan mod agency will we send it to you.

So these leads talked to two of our reps before talking to you as well as they have been turned down for a refinance already. These are 100% exclusive so we will be telling them the name of the company calling them back for your campaign.

That is awesome Joe!! I am glad you pounded away and made that tremendous ROI.

I really feel the recasting ARMs is one of the best databases if you target the correct month. The nice thing is the data is pretty cheap....I am even having a special on the ARMs next week so its a good time or all of you to load up on your marketing lists for the next year......

MONDAY THE 15TH UNTIL FRIDAY THE 19TH

I will be at a VoIP convention in LA for a few days next week and I want to make sure my agents stay busy during this time so here is the deal.....

We will be running a special on pricing for the 09 ARM data base. You will not pay more than 25 cents per name. In addition to the low price of this data you will also get all the remainder of 08 names FREE for the areas you buy for 09.

SO for example.....lets say there are only 1000 names available in your target area for 2009 caming due that are scrubbed for DNC. If you buy all available in your area we will give you all the remaining 08 recasting ARMs in that same area for FREE. So lets say there are 5,800 callable arms in TX in 09. if you buy all of those you would get all the TX 08 callable from now until the end of this year which is, in this case, another 5200 names FREE. In IL there are 6200 or so callable in 09 and that would get you another 3000+ left in 08 FREE. Some states have less but you get the point......With the amount of ARMs that are coming due form now until the end of the year this would almost double any order you put in and definitely give you the BEST chance of getting more deals at the BEST price.

This is by far the best ARM lead deal on the market. The only way you can take advantage of this special next week is by calling into our main office, asking for a sales agent in regards to ARM leads and then mention this special. 1st stone you way mant to check the laws in yout area about just reffering out. The way I understand it. A broker should have a relationship with the client (through advanced fee agreement) and then refer out on a broker to broker or broker to atty basis. This will prevent you from getting an unwanted hedache. I know the DRE in CA is serious about refferal fees so on and so forth. Loan mods aren't rocket science. They are similar to originating loans and take about the same time (in todays market 30 or so days).

Jersey never has been a good call in state meaning response ratios are down normally. Lately we have been having some luck but to be honest mail is where it's at. We have formulated a list and piece combo that converts 2-6% right now every time.

Hey Raymond---I am needing to buy marketing for loan modificiations. I am looking to do a mailer. I prefer to target Nevada and California...
I may also have a referral for you or cody... If you don't mind I would love for cody to get my order since he gave me so much of his time...

I need to start small so I can test that direction and see how it goes... I have not had a problem with conversion---I got 10 leads and we closed 5 out of that 10--I know you can help me find those people who need help---thanks dude!
