Hey all,
I have a client who needs a refi on his investment mixed use condos, and his primary residence. The condos are mixed use because they are resi/commercial, and he runs his office out of one of them. The condos are at 7.25 75%LTV (296K note on ~465K value). His home is at 3.875 3 yr ARM, which is just about up, and at 63% LTV (302,500 note on 405K value.) He plans to be in the primary for less than 10 more years, and is looking for quotes on 3,5 and 10 year arms. He has excellent credit, which I have yet to pull, but he's a doctor.
Considering this would be my first loan, it is safe to say I'm very new, I'm asking you all for a little direction on this one.
Who would you all suggest to take the loan to for good prime ARM rates? Is there a particular product that would make suit these transactions better than an ARM? Maybe I/O on the condos?
