Has anyone successfuly used vacation certificates in their advertising as a gift when the loan closes. Can you promote it up front and not violate RESPA?

From what I can tell, as long as you dont give a gift for a referral your good.

I got a deal with a realtor that if they buy the house through him, and get financed through me, he will give them a 500.00 gift card to the store of their choice. Prefectly legal.
