Not sure if anyone out there is interested, but I can do no closing cost HELOCS in almost every state up to 90% CLTV on primary and second homes. Rates are pretty good as long as the credit is above average.
I can't compensate you for the line, but it may help you to get your deal to work.

I second Andrew's ? - If you can do a SIMO, I think you will have a ton of business ( i know i have about 5 for you immediately) - I don't want a dime!
Are you Consumer Finance Div.? or straight up retail? |

Jeff, How does the appraisal work? Will you use our (HVCC) appraisal which would be in the name of the first lender? |

Can go to 90% everywhere but AZ CA MI FL (85%max) NV is 75% max.
We use our own valuation. |

| I was given an old memo with regards to simultaneous closings. We can do them if we do the first. We can do them immediately after someone has purchased or refinance in most cases with no seasoning. If someone needs to put down 30% on a $500000, I may be able to cash them out immediately after their purchase transactions. |

| FYI - Scenerio that I had close last week. Loan officer had a borrower that bought a home for 1.1 mil. put down 40% ($440,000). After closing, they wanted to cash back some of the down payment. Gave them a HELOC for $275,000 with no fees at prime + 2.5%. This might be a situation that can help someone that wanted to put down a smaller down payment but can't. 18 days from application to close. |
