Just for fun, not bragging, but I am curious to see who passed, who failed, and which states may have been easier than others.

National SAFE test I did pretty well with a 91%
State of PA test, not so much, passed by 2 questions with a 78%. That test was the devil.

The pass fail rate of other LO's Im close friends with has been 2 passed national tests, 1 failed. 1 passed PA state test, 1 failed.

The states and NMLS are going to make a MINT off of this testing.

Can either of you recall one or two questions from the National or the State test?

I can recall a lot of both tests...shoot me an e-mail to remind me and I'll send over a little cheat sheet I made immediately after the PA test.

PA was BRUTAL jpar...I've only been an originator and have never been a broker...many of the questions on the PA test were state laws concerning record keeping, surety bonds, etc more so than origination.

Ross are you or have you been a broker/owner of your own shop? Thats a very impressive score on the PA test.

Yes I have been a broker owner, but i did not do well in a pre-test I took after my 20 educational class's. So I study for it. Since Penn is my primary regulator I pay attention.

have you been examined yet by PA?...it was long( two weeks)and expensive!

88 on the national test 2 days ago.

- Got 6 wrong out of 31 on Federal Mortgage-related Laws
- 1 wrong (each) on general mortgage knowledge and mortgage loan origination activities
- 2 wrong on ethics

Study more on affiliated business arrangements (several questions) and know all your days that something has to be disclosed (how long after you deny a loan does the borrower have to request an appraisal, etc).

Also, know all the government agencies and laws and know which Reg. goes with which law (RESPA = Reg X, TILA = Reg Z, etc.) and which Reg. covers which general principles.

I think I sent everyone that requested the PA cheat sheet. If not, shoot me an email and I'll get it to you.
Thats what the BO should be all about, helping other brokers that want to succeed.

82 on PA, and honestly I should have scored higher but really didn't study as much as I should have, not nearly as tough as the safe test
