| Is there anyone that can do a Texas cash out. SFR full doc owner occupied in Texas with a 590 FICO? |

| With that fico - your limited to afr, fg, mid island... i dont know about the TX cash ...ask those 3 though. |

| Have your client get credit repair to get higher scores and have more options available. Anyone borrowers seeking to do anything under 620 may be left out in the cold. These lenders don"t won"t that crap. |

| Also, AFR just announced that as of NOV 17th ecredit score requirements are going up significantly. 660 for man homes....from a 560 like 1 month ago |

You cannot do FHA cash out in Texas, so you are limited to any Fannie lenders still allowing cash out conforming with that fico. Either that, or hard money. Your options are extremely limited. |
