Hey guys,

I have a borrwer who is A paper, Full Doc, 800 FICO, ,50 % LTV, over 100 K in assets, <25 % dti.

I'm doing a conventional loan at 417 K through Provident and I need another 80,000 second. He has investments that will be maturing in about a year and will get shafted if he touches them now. So, we just want a short term loan which will be paid off shortly. I am not approved with Wells Fargo. Can anyone please offer some advice? Thank you.

Try to get approved with Wells if you're able to...one of the few out there that will do 2nds and up to 75%!

I actually got this done with US Bank and Provident. They let me go to 80 % and I actually made 2 points on the second at 4.6 % and 1.5 on the first on a fifteen at 4.25 %. Thank you for the advice about Wells, I will check into that.
