| Looking for about $100K, 40% LTV financing for 80 Acres residential land in Sullivan County, NY. property is owned free and clear. Subdividable into about 20 lots. Bought in 2004 for $275K, 3 lots totaling 11 acres sold off for over $200K in 2005. |

Respectfully, vacant land in Sullivan County, NY, without nearby Casino Gambling, or proven NatGas reserves from the Marcellus shale, is not worth much. You most certainly can't get it appraised anywhere near that purchase price. '04 and '05 are ancient history as vacant land sales in that area are concerned.
