can somone tell me where on the hud website where it states that deliquent taxes can be included on a rate and term refi.

in the fhasecure you could.
however, i have alway been under the impression if the back property taxes were for prior years it was cashout and if for current year they were R/T.
how say you?

I have also always understood that past taxes/liens were considered cash out refinances.

i closed a deal last month with the same lender where the borrower had a 5k sewer lien on title. rate and term. the lien has to be on title for more than a year.
