| How many days before the wire really gets there? We are 5 days past fund date. TBW website says the file is complete and funded, but wire not there yet. |

The question should be "How manny HOURS" not days. On a purchase transaction wires are sent the same day. On a re-fi the wire is sent after the 3 day recession period.Sounds like your investor has no money.

Has TBW said they sent the funds? If so ask TBW to trace the wire. We've also had times where the bank has mis-credited the wire (especially if it's a 2 bank wire).
More than likely based upon what we've seen, TBW hasn't sent it. Although we've have 5 fund with them this week w/o a problem. |

I'm wondering if TBW is having some money issues.
I have a loan that was supposed to fund on June 25th, was cleared to fund and the title company received funding figures. Well, on Monday, June 29th they were still waiting for the wire.
On Tuesday, June 30th I received this email from the funder:
PLEASE NOTE I AM IN THE OFFICE working on getting your wires out, if you are emailing regarding a wire that has been requested, please know we are working hard to get your fed ref #'s and will get back to you as soon as we have more information. Thank you for your patience and cooperation.
As of yesterday, the title company is still waiting for the wire.
I had another file that they said they were having technical issues with wiring???? The wire came in 4 days late and they had to overnight a check to cover the additional interest.

Read my topic "STOP USING TBW"
They have been having SERIOUS funding issues since last December.
Purchase deals get priority. Most of those will fund on time however I have heard of some that didn't.
Refinances paying off other investors get 2nd priority. I'm hearing most of those are funding 2 to 5 days late.
If it's a TBW to TBW refi ---- good luck. It may fund sometime!
Oh, and it's not a computer system glitch. That is the stock answer they are supposed to give. |
