I ordered an AMC appraisal and am considering disputing it as I don't agree w/the quality.
However, I'm not nor do I pretend to be an appraisal expert outside of the hundreds I've reviewed as an LO.
Is there anything wrong (talking legal/not ethically) with sending the appraisal to an appraiser that I know to review it and let me know if I have a reasonable cause for dispute??? |

I don't know, and I don't care. If you feel you'd like a 2nd pair of eyes I'd just do it. (Probably going to get me in hot water, but then again, I don't care.)

If you trust your appraiser and would like him/her to give you their opinion, go right ahead. I don't see anything wrong with that. It is an arrangement between you and your reviewer. |

Agree with Annemieke. Don't agree with Dave. Okay. I agree with Dave but I just can't make myself say it.
Go online to www.appraisalfoundation.org Find the link for USPAP 2008/2009 Find the TOC Find Standard 3
Standard 3 contains the rules for appraisal review. That's what the review appraiser uses in review assignments. A review assignment does not need to include the reviewer's own opinion of value (Point value, range of value, disagreement or agreement with the value opinion in the work under reivew). Expect to pay more if you want the reviewer's opinion of value, less if you don't need the reviewer's opinion of value.
Appraisal review is the act or process of developing and communicating an opinion about the quality of all or part of the work of another appraiser. |

| You own the report. There is nothing wrong with you giving it to your appraiser or your doctor to review it. Heck, give it to your dog, if he pees on it, it's ok. However if he tears it up or does other things to it, you know it was crap to begin with and now you have your proof. |
