Client looking to purchase home. Bank is delusional at asking 150K. I need an appraiser FAST to get out there and give a real property valuation. House is vacant, no back yard and similar homes are going for 85-110K.
zip code is 85239. Can anyone recommend a GOOD FAIR appraiser to come value a home... |

Why can't the owner of the property (the Bank) ask for anything they want?
Why don't you just send them the public records of similar houses that are selling for 85-110?
When I was negotiating the purchase of an REO the bank stuck their heels in the sand until I sent them a listing of a pending sale of a similar property at a lower price than I was offering. I told the REO agent if they didn't accept my offer today I would withdraw it and they could just wait around at their price while the market was crashing. They accepted my offer within a few hours. |

Have done that... They wanted 150K, drew the contract at 120K and said go ahead and get an appraisal if it comes lower we will talk to the asset manager to see if they will accept...
I guess they are willing to take only a certain amount of loss, then according to the REO dept, they would rather wait out...

Thats what I like to hear...
I thought that is how things are normally done. You make an offer (your offer should be subect to the appraisal), they counter, subject to the appraisal. When you get the appraisal, then you negotiate again... |

Check McKinnon Appraisals I know they have done appraisals in Maricopa
