B of A Wholesale. I just locked in 4.00% for their 5/1 LIBOR
Arm at 0.25 loan discount for my customer. They were at 3.75%
just about a month ago. Wait a while, and you will be able to lock
it at 3.75% on confirming 5/1 with 30-day lock as rates will likely
go down.

TBW or BOA have great FHA 5/1 ARM pricing. UWM has great FHA 3/1 ARM Pricing


I think the ARM's are coming back here soon. I just sold a customer on 3.875 3/1 FHA ARM... and I was saving $130 per month over the 5.25% fixed. They were happy

5/1 ARM 3.875% before any add-ons here...... 48 hour turn time......

I'm 4.125% on a legit two day turn.

3.625 with a one point cost.

Send me the specs.

TBW 5/1 Arm has a great price but the problem is I have to keep extending the rate lock because they can't close and fund in time. B of A is great also but they have really tightened their guidelines on them, plus turn time is about 10 days in underwriting.

Just priced out a 3/1 Arm FHA with UWM. $100,000 loan amount 660 plus score 4% is par on a 15 day lock. My AE says they are getting locks like crazy for streamlines on this product.

BofA is your best bet, 5 day turn time on locked loans (they have priority) 8 days for unlocked loans, I would definitely lock today
