The Williams Law Center

1) Broker Loan Modification Program
Broker Processing Services - We provide a solution for brokers who need a quality back end processing service. We have a simple, transparent process that keeps you and your client updated throughout the process. We are dedicated to excellent customer service and communication which insures the process is streamlined and consistent.
Full operational support - Once you refer the file to us, our operations and attorney will take over working with the client. They will gather any additional information and documentation as well as keep the client informed throughout the modification process. We can conduct forensic loan doc audits, Chapter 13 filings to halt sale dates and provide qualified written responses to the lenders to insure faster turn times. The bottom line is you and your client will receive the highest level of support and the communication that you need to be successful.

Account management and support – We provide you direct access to your files via our on-line tracking system and your account manager. One of Our company standards is to execute a high level of communication between our broker clients and our staff. We will provide consistent updates to the clients and insure that every effort is made to process your files in the most professional and streamlined manner possible.
The Williams Law Center offers you a one stop outlet for all of your loan modification needs.


2) Forensic Loan doc Audits – We provide full forensic loan doc audits both post-doc and pre-doc for all mortgages. These audits are absolutely necessary to get your clients the best possible loan modification results. They also provide your clients with a tangible report and lets the client know that you are not only working on the file at the highest level but providing a legal service that may lead to a better modification.



5) Qualified Written Responses – In order to force your client’s lenders to respond in a timely fashion a qualified written response is an option that under Section 6 of the RESPA act to force the lenders to respond and get your file moving in the right direction. If your current company is not offering these responses you need to start wondering what else they are not doing?

How would the broker be paid that does not consitute ilegal " fee sharing " to someone other than an attorney ?

So will they be this hard on the loan servicers? It doesn't seem like it...Although, I wish I had some license to say I'm QUOTE CERTIFIED 15 yrs on the phn for the most part in actual experience speaks volumes. Especially, when at times we've all had to play good guy/bad guy..I've always found people respect you most when your honest and up front with them. So have always attempted to do likewise. But most people don't think this way...Hence our problem today...

So just how can one make an honest buck in this anymore? Get licensing to collect like a servicer? Break every law there is and still be open? This is what alot of agencies I know still do...Yet here I type and no one listens! Then you want to know why people can't pay their bills? Or wants to take the initiative to anymore?

Here's what really gets me..They'll get a paralegal if they give advice..Yet 9 out of 10 times their probably typing everything for the atty already. Why not give legal preparers a better chance at helping people if they have a good background?

But I'm optimistic..I want your info to ENLIGHTEN me PLEASE...I think you could give me good solid advice on how to best approach my future with the skills I've had for sometime but opted not to use. As sometimes you end up in a situation one could never predict...And most the time no one really wants to help...They'd rather lie cheat and steal from you...Sorry just the way I see it anymore. It ***** when your use to being able to take people at FACE VALUE. And not have to suspect everything everyone tells you. This business will make you live that way as there's so many wannabes. Not just in loan mods but banking overall.

The stories that we could all tell I'm sure...

I cant give advise , simply tell you that you cannot practice law without passing the bar , it does not matter how much you know or if a lawyer chooses his paralegal or secretary to do all the work.

You cannot get a referral from a lawyer unless you are a lawyer , your best bet is to work for a lawyer or law firm , they can pay you based on what you bring to the table , it cannot be " quid pro quo " but I am sure the accounting dept of the law firm can find ways to set up an adequate and legal comp plan to benefit all parties

Does working with Loan mod and credit repair companies violate HUD employment rules?

I think they do!

I've been wondering how these "attorney-based" firms are operating? I have a family friend whose a well known lawyer here and he basically said the same thing you did, and thinks the only reason their getting away with it is there are so many doing it now hard to keep up, I do known they are shutting down mod firms and attorney based ones. For example in FL, the FL Bar states they cannot pay any fee's to a non-lawyer for referring a distressed homeowners to the lawyer and cannot directly or indirectly divide fees to a non laywer period.

SB 94 in California is likely going to pass and it will put a stake in most loan mod firms and those firms who claim to have relationships with attorneys.

Wasn't one of Williams Law Center's owners given a cease and desist from doing loan mod work in April 2009?
Check it out at www.loanworkout.org on front page.
Brokers and Affiliates Beware. Cease and desist in April 2009 and posting ads for more business less than 3 months later under a different company name. The former company is listed under the Operation Loan Lies list showing scam companies.
