Anyone know of a bank doing small balance ($500K) Rate Term Refi on a light industrial owner occ commercial bldg? 720 score, full doc, under 65% LTV. Would love a 30 yr fixed or as close to as possible.
Will not pay upfront costs except appraisal! Thanks

We're and Allentown, PA based (FHA Approved & SBA Preferred) mortgage brokerage firm that works with various lenders to funds residential and commercial deals nationwide. Sounds like a transaction that we could help with. We don't charge any upfront due diligence fees but will collect for third party reports. I would think this would be a straight forward refinance deal.
As for pricing and terms I am not aware of any commercial lender that offers 30-year fixed pricing. The best we can do is generally 5-years fixed.

We are an SBA Correspondent so we do not charge Origination Fees. We can do most states but not all.

we are direct lenders and also still have a stated commercial product.
