Hello Darkstar,
I've been on this board previously as a mortgage broker and know your reputation. I actually spoke to you, but you did not have any leads available in my area. But that was a long time ago.
Did you get any feedback on Loan Mod leads, mailers or voicebroadcasting yet? Can you share that with me please. I was thinking of doing mailers and following them up with phone calls, but realized that most of those people are on DNC list.
How about voice broadcasting? Are the numbers pre-screened with DNC? I don't know, I am not very positive about machine calling people, most people just click. What is the response rate?

As with all marketing, if the vendor is honest, results vary greatly...It's beyond either of our control but it won't be from lack of effort...
I know people want to hear something to help them make the decision, I hope being honest helps...
Some get nothing and some go off the charts, I hope you're somewhere closer to the latter one but neither of us can guarantee that...
Good deals we think are strong today fallout in 2wks and make the campaign a failure or a call comes in 2 weeks later from a message left and a failed campaign is now a good one...
I really wish there was an A+B=C all the time, but the "X" is always in there and it changes with the market, guidelines and wind...

The bureaus have caught up, as of 3/1 we will be taking individual signups again along with the standard landlord signups(which never ended)...
I'm also looking for 3 2 1 affiliates, I pay 20%, if interested, call or email me...
Note: By the end of the summer we will be able to report buy here/pay here car loan payments as long as the seller doesn't have a subscriber number already(99% don't)...
If you think this industry is going to grow and prosper in this economy, get in on the ground level with the leader!
**Land Installment Contracts must be pre-approved by bureaus, fax to me before signing those up...

Also to clarify:
- when we go for FHA streamlines, we ONLY call those currently in FHA loans...
- when we go for VA streamlines, we ONLY call those currently in VA loans...
- when we go for Loan Mods, we ONLY call those currently paying 7% or higher, 250K min loan amount and >110%CLTV...
We don't just run numbers, it's highly targetted data and included in the pricing! |

All this plus the callbacks he gets, you can't beat it!
We don't call random folks looking for FHA streamlines, we only call people in FHA loans now!
And these are 10000% exclusive, they go directly to you and nobody else in between! |

This works. It's all in the message. My first attempt was good for me. I've never done anything like this in the past, so I wanted just to see how the process worked and what may come from it.
DS gives incredible customer service. He was with me the entire Saturday throughout the whole process. Not many people would have done that.
I will try it again in the future. |

I am ready to jump on board, as soon as we get cought up. I am short one processor and one assistant and I need to stop taking vacations and start working myself too. We are a little backed up, but I like hwat I am reading here.
Stephen, how many calls should I expect from 4,000 broadcasted calls? Did you say it was about 2-3% call back? I don't remember.
Sorry for all these questions and no action from me yet. I just don't want to have calls and noone to answer or process them. I still believe in customer service, especially in our business. |

3hrs into campaign and already got a call back from a message left!...This was unique as it was a referral from someone we left a message with, that is strong as death!!!!!!!!!!!!!!!
This is a VA only target today!...1 app, 2 specific appts via left message and a referral from a message left!!!!...
Where else do you see this consistent a response to marketing?!?!?!? |

What is the best time/day to call? I heard most mailers are done Tuesday, for some reason.

There is no solid A+B=C, I wish!...There is always the "X" factor that has to be considered based on current conditions, guidelines, content, target and will you also be mailing/calling them...
When it comes to mailing on a certain day, I have never seen any serious data to draw a conclusion from...I believe people can feel the same "call to action" on any day if the right button is pushed...
I've heard many answers to this question(and most differed like hairstyles), if there was that big a difference, we'd all know it and be doing it the same way... |

Yes and no...The haystack out there is so large the needles are harder to find...I won't run a CA only(unless they do and expect loan mods) campaign because of it...

Don't get caught up in non-compliant hosted or seated VOIP system, they do not display a compliant ID and can get YOU in trouble...Why take a chance when you can get consistent, compliant marketing here! :-) |

We only call the target audience...If looking for VA only, we only call people currently in VA loans, not people that 'may' qualify for one, only those in them!...You can replace FHA with VA or mods...Highly targeted calling only, no phishing from a phone book and I think that's why the success is so consistent, no shooting in the dark, no pun intended! :-)
