I have a client who bought a waterfront piece of land in Jacksonville, Fla., for 400,000 a couple of years ago.
It's free and clear.
He wants to borrower 100k....
Anyone interested?

Is this land entitled and approved?
Would he be willing to do a joint venture?
How soon does he need the money?
I have the top developers in the country who may be able to get him the money if he is willing to structure the deal with to make the most money from it.
Call me if the owner may be open to this. |

10% LTV would leave me to believe that the $100,000 dollar loan request was against a $1MM value...
That's at least how I would consider 10%
