$232k loan amount, $665k price
Borrower does not have a Visa or US credit report, but can go full doc w/ inter. credit. Will not occupy the property. Wife will be occupying property and is a full time student / no income and is a non per res.
Property is in VA.
Any ideas?

I would like to take a look if you have an exit strategy. I will email you as we are local in MD.
ACC Mortgage – We are a Private Hard Money Lender.
If you have an Exit Strategy, Capacity to Repay, & Benefit to the Borrower we will close your loan.
Only lend for Primary residence in MD, DC, VA, FL, and DE.
We will lend for Commercial and Investment in all other states except Ohio, Michigan and Indiana.
No Credit Score Requirements.
Max 65 LTV- Exceptions for certain situations.
Every loan is different; we do not have a matrix. If the loan makes sense we will do it.
We do pull a 4506 on every loan.
12% One Year Arm or Balloon.
You can Charge 2 Points.
We Charge 4.75 on owner & 5.75 on non owner.
NO Prepayment.
We lend off of the Purchase Price not Appraised Value.
We lend off AS IS value, NOT subject to.
100 K Minimum Loan Amount up to 2 million.
We do not lend on Mobile Homes and Land.

| I don't know if Emigrant lends in VA but they have a NINA program for foreign nationals at 40% LTV. |
