My client owns several commercial investment properties including a strip center. He is a high net worth individual with low FICOs scores (549 due to some credit card delinquencies). His Tax returns show an attractive positive net cashflow. He wants to refi a retail place for 400k (65% LTV) and needs a better rate than what he currently has (9.75%).
Any help or suggestions out there???

What are the other two scores?
How old are the delinquencies?

With a score under 600 a good rate will be hard to come by. I have a mortgage only commercial program but the rates on that one start at 11%
