Private Money Lender or Hard Money

I have a client that has property that has been appraised $310,000 ARV; I have $10,000 in cash, they have a private investor that has committed $70,000 (that is transferable). The property is a 3 unit in Chicago. Are there any lender programs that can help me with this deal?
