Does anyone know of a commerical construction lender who is lending on commercial / retail industrial warehouse and industrial condos in WA? I have three seperate developments for the same borrowers who have all of the required studies, engineering, plans etc done and have a significant amount of cash in all three projects.
As of now they have hired a very reputable commercial real estate marketing company to list them for sale once construction starts and they currently have NO units pre-sold or pre-leased.
They are seasoned developers with a very strong resume and finacials to back it up. The loan amounts range from $8.5M, $4.5M and a JV acquisition / construction for $28M total acquisition and development costs.
I have submitted these with a lender that has lost my confidence after promises and no results and I have a responsibility and a time frame to get these closed for my clients.
I need a lender who has the performance record to get these closed quickly without the ego stroking which we have no time for.

| Without pre-sales that's a dead issue unless the borrower can cross-collateralize with other properties to insure an exit strategy. |

| Call me on the retail/industrial warehouse. I would ike to know more about that deal. We have construction money for owner occupied office and warehouse projects. |
