Commercial Mixed use property with 2 apartments and 3 stores, fico in the low 500's, has a 1st and a second, is behind 1 month on the SBA Loan which is the 2nd, property located in Joliet, Il.appraised at 380K can anyone help

Hard money only..possibly up to 65 ltv...rates will most likely be from 12-16% with substantial points. usually 12-18 month interest only...
