no title seasoning, rate and term, refinance, non

I have a refi RATE AND TERM in South Carolina. There is no title seasoning on the property. House was bought with hard money and repaired. now it needs to get refinanced to get out of the hard money and into a conventional 30 year loan. Doe anyone know a lender that can do this loan? borrower has strong credit 720. 80% LTV investment property. please respond only if you have advise or know any lender that can do it. thank you.
