I would tell your borrower Rate would not be the major concern
When you have retail banks dropping the products and people like Morgan Stanley that were cross collateralizing them with investment accounts stops doing them, You get it closed when you find someone doing them. |

| We can do them at Merrill Lynch but only adjustable HELOC's - but with PRIME being 5% the rates are good. |
