Borrower has 642 middle. Good trades, but a high D/R. Needs a higher loan amount hence the co-.

Co-borrower has 660 middle, 3 good tradelines, low D/R. Her problem is 1yr out of BK therefore she is Refer/Eligible. BK was due to some serious medical hardships, which she has recovered from completely, medically and financially. We've documented everything to the fullest. I've got plenty of these loans done over the years, but now lenders are talking to me like I'm crazy. I need her on the loan to get the purchase amount they desire.....Flag, TBW, Franklin Amer. and Wells have shot me down. Big downfall is the use of DPA here too.

Am I wasting my time? This is a personal friend that I want to see done....I'm leaving this end of the business in about 2 weeks but thought I could have this done.

Any help in saving this? Lender ideas? Does Citi do these? I had this submitted 8/7, days after the DPA announcement came....didn't think fallout would be this serious.
