Don't listen to Alex. I can do this for you at 10.50-11.00% fixed on a fully amortized loan due in 20 with 2 year pp with a cost of 2.50 points.

Hey Pouyan, Good to see you,i have deals for you.I only was trying to give her reality,but alas here you are.I personally wouldn't do it,but hey if she does , why not have at it.

PB Financial Group? Pouyan, I sent you a loan since last week and your secretary, Dee, even called me saying that you would have an approval for me in the evening of the day that she called me. You promised me no appraisal loan with a good rate on my 45% LTV loan etc. but have not even received a reply.
If you are a back-to-back broker trying to be a good go-between, that is alright with me as I do work with brokers who honestly represent themselves. Your website says "under construction" and I wonder if you are actually a lender.
Please clarify your true business function for the benefit of all of us at the BO.

I had informed you that I was unable to do a no appraisal 2nd up to 45% CLTV on your deal.

Pouyan, you have lost your credibility with me. When you promisd something and even had Dee called me saying that your approval was gonna be sent to me and then you didn't, I have no further interest in any business with you.
I have been doing business with direct lenders and brokers alike, and it is my belief that reliability is a very important factor in business.
