I have a client who wants to cash out $3.4 million out of his properties in Phoenix. The use for the properties are 3 clubs that are contiguous to each other that he owns as well and he's owned the businesses for 10 years now along with the property. He owes $800,000 on the properties and the estimated value for the properties is $10,000,000. So, we're looking at a 42% LTV. The numbers for the businesses and the DSCR are strong.

I've already got a complete package put together with all the necessary documents but I need to find a lender that can do a cash out refi with this type of use.

We are a private source of money and can manage this client. Whether it is a slam dunk deal or we can get creative if need be to make the file work. OO c/0 refi, 42%, choice of fixed and amort to 30 yr.
Need to go full doc, and club/taverns not nudy bars.

I can do this if not nudy bars. Contact me to discuss the details. As a lender, we do not charge any points on the front. All of our pricing is at par too!

We have over 8000 programs so I can give you a quote if I can get the following:
1. 1003 signed by all borrowers
2. Last month mortgage statements(or copy of P.A. signed)
3. Pix of the property inside/outside
4. Tri-merge credit on all borrowers(within 30 days)
5. Rent roll signed by seller or Inc/Exp Statement
6. Our submission form(I will fill out with a few additional Q's I need ans.)
7. Optional – copy of old appraisal or phase 1
