I have 2 deal as of to date.

550k needed for prop in Nor Cal. valued at 2 million or better. Apartments, 12 units plus a couple studios. Cash Flows. Borrower wants a private loan. His credit is 795. He had a private loan at 8% and is looking for the same. Yeah I know...8% right??? His credit is great and he is a great borrower, looking for a lender with low doc and good rates and great terms...I'm searching for bigfoot!

Loan 2 in Las Vegas. Valued at 1.9 million. Borrwer wants a fast close, full doc is available, but time is not on my side. HArd Money is fine. Great property. Borrwers want as much cash out as possible. Good fico. 10-12% rate is not a problem.

Can do 8.9% IO - No PPP - 3pts cost - However, minimum loan amount will be $750k

I had 8.9 he said no thanks!

I will keep you in mind for other opportunities Kendall.

Not gonna get any better then that privately, you'd be smart to find out who this "private" loan is held with at those terms. Conventional terms will be better but does not equal quick close like hard/private money.

I can do $1M at prime + 1.25% for 10yrs on a 25yr AM

1pt cost on this one and he's more than welcome to pay back the additional funds at COE.
