| RURAL VACANT LAND: I NEED A LENDER THAT WILL FINANCE 80% LTV. I NEED TO KNOW THE GOING RATE FOR LAND. |

| I don't think any lender will go up to 80% LTV. |

| u will be lucky to get 50% on rural land- thats a risky loan for any lender to make in this day and age. |

I just did 10 acres rural land at 85% LTV. 10/25 @ 7.125%
Look into a local Farm Bureau Coop. Most will allow you to charge a Broker Fee.
Actually, as a member of the coop the borrower gets paid annual dividends. When I calculated the anticipated dividend into the equation, the effective interest rate dropped to 5.8% |
