Hello I am a loan officer, and been struggling the last 6 months. I am very familiar with different types of internet leads, and I have been very profitable with lending tree, and lowermybills, but those leads now require such a high minimum order I can not make that. I want to buy about 20 work those and buy 20 more. What internet leads would you suggest for that.
Also right now, what has been closing for everyone, I can do FHA loans, but still struggling. I wanted to know what market everyone is trying.

| Lower My bills works ok for some l/o's in our office. Lending Tree not so well. We are a very small shop. |

| Thanks I while check again on LMB but before they needed a large minimum order let me try them agian to see if they still have that requirement. |

Beacause of the high minimum for some lead companies I teamed up with some LO's (even a couple with other companies) I knew and went in together. Also this works some times to lower the cost since the more you order the cheaper it gets.
We just split them up evenly right when we get them and all go our own way.
It has worked so far. |

| I cancelled our LMB leads 2 months ago after having them since 3-07. they advertise "Fed funds rate 2% click here" You call-people expect 2% rates. Most already had 5.50%-6.00% rates. We paid 25.00 per lead and only pruchased leads in certin area codes. You will spend A LOT of time chasing perople-over 50% of the leads we were never able to contact. Just a FYI for you. |

Thank you everyone for the advice. I tried a company called www.payperfunding.com and basically you pay about $1,200 up front and they send you however many leads you want, but one you close one you pay $500. Also you give them another $1,000 for them to hold in an account for you, to fund the first two closings. A total of $2,200 the leads are very very old. The closing percentage is not very good. But if you had a team of telemarketers I guess it would work fine.
Any other suggestions on a good internet lead company that has a small minimum order number. |

Cheap and easy since you can search and pick your own out. Also refunds some.
Also run specials some times where they match your deposits and stuff.
But you pay for what you get. I used their old leads (15 days+) and would get a bunch of them since they were cheap. Return was usually 2-3%. But I am very inconsitent on calling leads. So could be higher for the right people.
Very low minimums. |

Thanks for the posts. I am in Kentucky, but right now I stay with Kentucky and georgia, they have not been hit to hard with declining market. I can do other states but just seem to like these two states.
I like purchases only because it seems like they work better right now, but I always liked doing refi's but it seems really hard in this market.
What states do you suggest? |

| Your best bet intead of buying leads from some company that sells them over and over is to have a web site built for you; cost under $1000. then go with a pay par click company that you can turn on and off as you want. If you spend $600 a week in pay per click lead generation you will have more business that you can handle. But you need to be with a lender that can do all 50 States and FHA. |

Has anyone tried direct mail instead of buying leads from companies? I am looking into trying another option, does anyone has any suggestions?
