First Horizon will allow me to originate a loan in states I am not licensed in for a .25 to the rebate. Their rates are not very competitive however. Does anyone know of any other lenders that will allow you to do this?

If you're a net branch with Gateway Mortgage Group, they'll let you originate in states in which you are not personally licensed if (1) the company is licensed appropriately and (2) individuals don't happen to need to be licensed in that state. In other words, as long as it follows the rules of mortgage lending in that state and you're one of their net branches, you can originate. Max fee we've had to pay is $250 on a file.
