Any ideas or recommendations pertaining to the loan will be greatly appreciated...
Hawaii SFR OO 0x30 684 fico Cash out refi 25ltv 135K loan amount Stated Self Employed
Looking for a 30yr fixed or an IO loan ( borrower has no previous mortgage history and owns the property free and clear).

The deal makes perfect sense. Maybe you just did not understand or read the whole thing. If the property is free and clear you wouldnt count the mortgage history as a 1x120 would you? You would count it as a 0x30 since there are no payments. There is no mortgage history because the loan is paid off in full. I don't think it takes a genius to figure this one out. If that makes no sense to you, then I don't know what else to say. |

Thank you for pointing that out but as you know there are a bunch of weirdos that will never have the guts to say something in person that create cyber personas and pretend to be tough and all knowing while living in someone's attic. |

| stated? with that ltv and credit you could get a full doc 55-60% back end approved through du.... That works out to about $1700 a month or 9.80 an hour... while that is more than most loan officers a real working stiff should be able to show that income... perhaps a cosignor if the self employed stiff is a loan officer... cheers! |
