If they are a permant resident alien you should be good with convnetional or FHA, no problems just need green card. I did one with TBW in April.

E em Orlando, ela ganha 10k por mes como aposentada do governo. querem comprar uma SFH. 90% LTV, Purchase, Florida. O.O. Tem Greencard.

That's not very nice ownerop. Just curious, how do they receive the retirement income regineia? Is it really $10,000 a month or only $10,000 a year?

10K a month is a lot of money for a retired govt worker from a 3rd world country. Sounds fishy, 10K a month is Brazil you can live like a king.

I was thinking that too, but how can they qualify with only $10,000 a year? The residency is not an issue, all Fannie/Freddie/FHA programs will loan to legal immigrants with green cards, but gotta be able to ratio.

I agree, I think if the income can be verified it's possible to close the deal. They are legal and have the income; I don't see a problem but the income just sound unbelievable, 10K per month retirement even in this country is not common.

Nobody is saying its not possible, i said in my previous post its possible as long as income can be verified, running it through AUS means nothing, I can run any file through AUS and get an approval but if you can substatiate the income it's garbage in garbage out, just stating the facts of the case, income is going to be hard to substatiate from a foriegn country unless its directly deposited into a US bank. I would not waste my time running it through DU or LP until you actually run the scenario by an underwriter to see if they will accept the income.

I just spoke to an underwriter about this, he told me the Award letter from Brazil would have to be translated into english from the Brazilian consulate and if the money is deposited into a brazilian bank the bank statements would also have to be translated in english and you should have no problems if you can meet those requirements.

I've been to Brazil.

You better look up the exchange rate on that 10k to see the impact it has on the deal.

It looks to me that it is worth $6,164 in US dollars.

And, come on, answer the question: are you talking about a monthly amount or annual? Simple and crucial question. Please answer in English.

She said 10k income, since she is applying for a loan of 240k we can assume she means dollars, when she says 10k in income she is implying dollars. I have already dealt with her via e-mail. Get lost Frank.

Why are you so easily upset?

Telling someone to "get lost" is admitting that you have no answers and cannot carry on a conversation. It is schoolyard lingo, at best.

ps. I still have never heard of Brazilian retirement awards paid out in dollars. And we still do not know if this is about monthly or annual income.
