IF the deal is less then 35% in Los Angeles, I can offer you 9.00% if the home is in good condition.

9% is a pretty low rate for true hard money. What is the exact scenario?

CA to 50% LTV, $1M minimum loan amount, 8.9%

Also, this is for non-owner occupied and commercial properties only. Good locations.

Can you do this in UT?

Any county in CA?

It it true "hard money" no score, no income, no assets?

True hard money. Don't need a credit report or tax returns. Will ask for a rent roll on commercial properties though.

Dan, its stuff like this that makes people so leary of you guys, its a mistake that gets made with much frequency. In fact, its not a mistake its purposeful, and unimaginable how a broker would ever type OUR RATES...its just shows you really dont know whats going on, seriously, I cant imagine accidentally phrasing things the way you guys do..and then all the sudden just saying 'OOPS'..

Dan, its stuff like this that makes people so leary of you guys, its a mistake that gets made with much frequency. If you want to jump on every little mistake made then I have no control over that. I fixed my mistake why do you have to try to discredit everything. Yes it is our rates as we are they are our exclusive lenders. We are real. Get over yourself. End of discussion.

My borrower could go for 8 to 9% on 35% LTV or L/A $140,000.
No mortgage late, 661 FICO, self employed biz owner, and
has biz license etc. O/O occupied condo in L.A. with market
value of $400,000 to $420,000. Maximum 4 points to lender.

Will this work for any lender here? Please advise or e-mail
me directly.
