flagstar say max is 5 acres, do you think that they would be able to value only 5 acres?

Not if Flagstar expects the appraisal to conform to Fannie Mae/Freddie Mac appraisal requirements. Fannie/Freddie consider "house and five" appraisals to be misleading and in violation of USPAP.
