We have a policy that dictates no pulling a property off market to refi. 12 months needs to lapse. Any lenders that will do this as a cash out refi. The guy has not had any nibble on his house so he wants cash out to do some work. Property is in NH. Thanks.

Didn't US Bank used to do these with a HUGE hit to the rate? ( I am not positive on this)

check with M&I Wholesale...they used to do this also and I haven't seen anything saying that it has changed.

Is this a VA loan? HSBC will do it on any of their products, but they don't do VA and you have to do it a par pricing.

Which branch? I have done business will Wells for years and they do not allow a recently listed property to be refinanced, in fact i just had a scenario like that and asked them and they said it had to be off the market for 90 days.
