So I'm considering making a move (I know, who moves from the thriving metropolis that is Cleveland, Ohio), and I'm wondering where people would suggest as a good place to write loans? I know you can buy leads, internet etc and write loans anywhere, my model is more of a build a local referral business type though, so please leave that stuff out of it.

Also I'm attempting to look longer term, so not specifically what is hot at the moment, but where do you foresee a good place to be over the next 10-15 years. I've got a few places in mind, Chicago, possibly out west, or Virginia near the coast. Couple of varying reasons for the places, but any experienced advice in any of those markets would be appreciated. Thoughts?

Bible belt states are in general doing better than the average and, in my opinion, have the most room for growth...TN and the Carolinas for instance...

I guess if you live in Cleveland, anything is better so the southeast would be great. I see a lot of growth in the mountain and southwest. NV, UT, AZ, NM, TX, there are lower wages and lower taxes so companies are leaving the east and mid west and coming out here. This will mean a steady source of customers for the long run. UT has projected over 1 million people moving into the state over the next 15 years (and not illegals from MX like we have in AZ, and CA).

We have a branch in SoCal that is killin it,I like the south,NC,SC,GA,just an opinion.

I would suggest the following.. Illinois, Florida (yes Florida), Georgia, New York, New Jersey, Indiana, Tennessee, Texas..

I am doing pretty well in Southern VA. We have a huge Military presence here, so it helps with keeping the market fresh and continued.
