I am looking for a hard money lender for 13 deals I have on my desk, and 40 or so more behind them.

My primary concern is a dependable hard money lender that is willing to share in the points and fees.

All of the deals are owner-occ in San Diego County and under 65% LTV. Most are NOD bailouts.

Appraisals are being ordered COD as we speak, and I need to make 3 to 4 points on each deal, leaving 3 to 4 points to the lender.

Lenders only, no broker daisy-chain.

I might be interested depending on the facts ( LTV, loan amount, location. condition, exit strategy ) - one of the biggest hurdles is that there is a limitation on what a borrower can be charged on owner occupied loans pursuant to Section 32....please feel feel to contact me.

Art know of what he speaks. CAL 32 law won't allow so many points to be charged but I can get you 2 per deal. Contact me to discuss the specifics. No deals in Chula Vista though.

I am direct lender and I can help you out but as Art and Gillee stated on owner occupied properties you can not charge that much and it has to fall in line with section 32 limits.

Chula Vista is a BIG no no. New local ordinances make it so difficult because of the hoops one would have to jump through to foreclose.

We can do an HELOC in 1st or 2nd position on these loans. We are a direct lender that undewrites, docs, funds and services our loans. We can even go 2nd behind in a foreclosure bailout situation.

also since these would be an HELOC situation you would be able to charge the number of points you would like!
