It's a hard one but I thought if anyone could do it I would find out on B.O. So......
Client owns doublewide and it is sitting in a park where she has been renting it for several years. She only owes about 30k on the home. Park informed her they were shutting down and she needs to move the trailer.
She wants to buy anything she can (lot or land), move the existing mobile home onto a foundation, and then sell it. It wont sell as chattel because of the park closing. She can live in it for as long as loan requires before we sell it. It would be owner occ now- because she has already lost the renter.
I believe I recall FHA wont do the perm cause it has been moved right? Who will do this. Even if it's retail somewhere I will give you the deal if you KNOW you can do it. Deal is in Colorado. With land, construction, and existing 30k on home total loan would be probably 100k plus. Not huge but still a deal????
