Thanks for the info, I will try to change the posting, if I can figure out how. Are you a direct lender? If so, why not tell me what you need to consider a loan and I will send some business your way. Do you have a website?

Yes we are a direct hard money lender - here is what I am looking for:
- residential or commercial properties in California
- good properties, in good locations ( metro areas like LA, SF, SD, OC, SAC )
- borrowers with exit strategies that make sense
- LTVS at 65% or less - 1sts/2nds from $100K to $20M
- packages w/ 1003, schedule of real estate, credit report, prelim, appraisal and/or recent mls comparative market analysis w/ digital pictures
We offer competitive rates/fees, have no prepayment penalties, and try to give brokers and borrowers fast answers without overpromising. We can do purchases, refinances, rehabs, foreclosures, bankruptcies, probates, junior loan or judgment buyouts, etc...
