I have a client who owes 130K on a manufactured home attatched to a foundation worth about 170K. He's looking to get a little cash out. However he has been 30 days late 3X in the last 12 months. Does anyone know of any lender who may consider this scenario?

I am having trouble finding some to look at this deal. Ratios are strong at 25 34. Assurity Financial will look at it but they have a 3.5 hit for no FICO! That means the borrower would have to pay 1.8 ...
