| looking to buy a condo , 2-3 BR in a nice area close to the beach , is that now possible for 250K in Miami ? |

| I live in Miami Beach on the water and even in this market I think that would be a difficult deal to find. You will be able to get a 1/1 for that much but a 2 or 3 bedroom will be more difficult. If you don't mind being on the bay/ ocean and a smaller building then it is possible. Give me a buzzz if you have any questions. |

I have hopes for you bro, because the market is certainly moving in that direction. My buddy and I decided yesterday that come Q1 '09 we will be going in on a Downtown SD Condo (Oh wow, no more Suburbia for me??). Not right on the water, but views of water for days and right in the heart of downtown.
These are high rise "contemporary urban living" type of places that were going for 700k+ a couple years ago. We are looking at a Dual Master in today's market and they are now priced from 300-400k. I would imagine Miami has a similar over developed loft type condo market and will continue to see those prices drop for some time. |

Shut the last branch that I opened , downsized my original from 3000 sq to just about 800 sq , and let all the LOs work out of corportate for an .125 overide , was not worth keeping the overhead , health inurance alone was a killer , at one time I was up to $10K per month just to cover LO benefits , not to mention all the babysitting
Took 30 hours to deal poker and got my CCC license , but AC gaming is down , many are laying off employees , got to deal a WSOP tournament , did not do to well , forgot to burn once and another time FU a side pot , need to keep practicing .
On weekends I still do the Limo thing , not a bad gig , this weekend made close to $500 and I slept half the night LOL .
