I have 4 commercial needs.
A 13 acre working horse property that needs to be re-fied to 75-90% cash out and is owner occupied with a loan amount of 1.3M.
The other is 250 Unit apartment (no repairs needed) purchse 80% loan amount of 5.5M,
a re-fi of a gas station on 13 acres with a grease monkey and mini mall on site to 75% LTV with a loan amount of 3.7M
and the last one is a 16 unit apartment purchase at 80% with loan amount of 2.75M

Multi-family deals are something I would be interested in getting funded for you. The horse property is considered an agriculture loan and we would pass on that.
The gas station? Good luck. We had a great program and even could deal with the environmental issues. When prices went-up margins went down and cash flow, or lack thereof, killed the deals.
Call me on the apartments! We can get you a loan decision very quickly! |

on horse farm....what is doc type and do you have cuurent appraisal???
on apt bldg...where is property , do you have appraisal, what is resume like for principal and what are their reserves?
gas station...max ltv 70....maybe 75 if strong portfolio
16 units....need same info, reserves, resume, exec summary and appraisal |
