Hey guys, right now, the only hard money guy I've had any exposure to is Eastern Savings. Looking at some of the other forum posts on here, looks like their rates and terms (11.5% - 2 pts - 3 yr PPP) arent as bad as I initially thought.
I wanted people's opinions on hard money lenders they use, whether in IL or other states, but I'd like to see which hard money lenders had the best terms. I found a lead source who may send me some good cash out leads to pay off tax liens, but I'm gonna need hard money folk....

| Equity Lenders will do hard money in IL but I don't know if they will beat ESB on rates and points. |

| Rate is on par, points are awesome but Pre-payment penalty *****. There should not be a pre-pay with hard money as they are usually short term loans and they want their money back quickly so they can lend it out again. |
