ouch for a while First Horizon ARM's were killing it....5.25% was paying 1.something for a while, and 4.75% was par at the very best time....now its like 6.25%, HUGE swing...cant be the market, my guess is investor appetite the bastards.

I haven't done an FHA arm in years becaue the 30 yr is always priced better or too close to justify the risk on an ARM. Looking at our rates the ARMS suck right now and no YSP until you get into the 8 range.
