| I'm interested in finding COMMERCIAL hard-money lenders that lend on properties without charging excessive up-front fees and actually close deals. If you know of any good hard money lenders, I would be interested in the referral. We do quite a bit of hard money business, nationwide, varying loan sizes. We are a direct hard money lender in CALIFORNIA.
* no prepay penalties * 1sts/2nds - up to 65% LTVs - up to $20M * residential and commercial * low doc requirements ( no ficos/no tax returns) * NO UPFRONT DUE DILIGENCE FEES

I can do no upfront fees in CA only. All other states, there will be a DD deposit required. Travel expenses alone would run a fortune.
CA program -
9.9% IO SISA - True No Doc, equity only loans No prepay no appraisal needed 12-36 month term 60% Max LTV good zip codes only (no Calexico) Can have same day docs if the right deal 1.5 - 3pts cost (1.5 on SOLID deals, 3 on iffy deals)
Outside of CA - Super Jumbo Residential only. Full doc to 70%, SIVA to 60% (click below for more details, yes those rates are correct even for hard money) |

| We're a direct hard money lender located in NYC. Only up front fee is the appraisal. We close 1-2 weeks from receipt of appraisal. Rates range from 12-16, points from 2-6. |

Commercial hard money in all 50 states here. No points upfront, only DD costs. Right now we're looking for loans in the $500k-$7m range.

| depending on loan size, fico, resume and state....we have many direct private investors that do all tyes of properites with extremely fast turnaround time!!@ |
