What motivates you? I am not sure how many of you are paid a salary, but the typical loan officer is commissioned only. One of toughest struggles for loan officers during this volatile time is motivation and self-discipline. You need to be motivated to sell and disciplined enough to continue moving forward even during the multitude of challenges that arise. The mortgage sales business has exponentially grown more difficult. It takes a toll on loan offices that work really hard and sometimes have nothing to show for it at the end of the month. There are 80% less loan offices today than there were a year ago. How are you one of the ones left standing?
What goes through your head during this difficult time that helps you to push and to keep going? Do you trick yourself into believing that things are better than they seem? Do you get creative with the way you conduct your business in order to keep things fresh and exciting? I am hoping for some great ideas because I am sure we can all use them. How do you stay confident in a depressed real estate market?
To open the discussion, I will offer some of the tools that I use. - My daughter’s picture motivates me - When I go home I do not think about work - I listen to upbeat music - I stay out of my comfort zone, even if it means driving to work from a different route - I experiment with new ways of generating business and test the results and feedback
How about you? Any tips we can all use to keep going?

Motivational books, and now with the i-pod i just listen to audio books while i am working out...think and grow rich, rich that poor dad etc... there are tons of good ones...
Also Joel Osteen(church)
Learning new things in the business that will eventually after i perfect them become profitable...Fha, loan modifications, short sales etc...
selling myself into believing that this is a new college degree and i am going for a masters in mortgage that requires time and money.
Finally, closing and finding business while everybody else that i knew in the business is quitting or can not find any business, it makes feel like I AM THE MAN! |

Which means that even when its a little " Challenging", the competition is less, thats great.

| "Live to work or work to live" after 25 years in the Real Estate industry, I often wonder why I deal with it . I am an appraiser , who ran a real Estate company also for 20 years, everyday there is a new challenge, I have met more goofy people, its allmost like being in Hollywood, were else do you see 25 year old kids, driving Lambos , after only closing 2 loans, or the receptionist is flat chested on Friday , but when she comes in monday the chest has ballooned out to "DD" size breasts, were else do you find your two male processors making love in the back cubicle, were else does a former monk after only opening his first loan, go outside and smoke a few joints, and were else do people trade in wifes like used cars. Only the Real Estate industry can offer this type of free entertainment. LOL : :) |

As you can tell by my post count I am obsessed with this business, I go to work exited everyday to make things happen and meet new people, I have a very good office, for many reasons, to go into everyday as well, so that helps big time. So its very basic for me, I just try to always stay positive and have fun.

Thank you so much for such a positive post! I am so tired of the whining negative posts that have shown up recently. I believe we have a responsibility to maintain a positive attitude. Positive attitudes breed positive results. It is only common sense that if you are in a negative, down mood, you will be less likely to sell a product.
I am a huge fan of Joel Osteen...I re-read his books all the time. I try to make the most of every day while also having fun. I am certain that once the "weeding out" of this industry is complete, that the best will continue to thrive and give greater credibility to all LO's. The main reason we are still here is because we do maintain a good attitude and we do the best we can to do our jobs the right way with professionalism, courtesy and integrity! |

I think the desire to be the very best is what truly motivates me. Each day I strive for consistency and I'm able to accomplish this through mental toughness and by sticking to "my process" ... Do any of you have a process or system you've developed? I would image the answer is an emphatic YES! and some day's we're really good at sticking to it and some days we're just not. But that's okay, really it is, since we're only human after all. Thanks Sav for posting a fun topic we can all share whether we use it to get new ideas or just to support one another.
If I had to create a list, this is what it'd probably look like:
- to help people, we're all in a truly unique position - to educate borrowers and anyone willing to listen - to be the very best at what you do each day - to be honest and understand what professionalism is all about - challenge myself to learn new things each and every day - to remember to laugh and share your positivity with people - to think about work and only work when I'm at work
I think each of us has a list like this that could go on and on.. What do some of you folks do day-to-day to help you be consistent and positive??

| Helping people motivates me the most.Taking care of my beautiful family(including the furry ones)motivates me.Just waking up and knowing that this day will be better than the last,that motivates me.Music,good books and good friends.....all of that motivates me.Lastly but maybe the most important "MONEY" , not because i worship the dollar,but because unfortunately you have to have it to nake all the above things happen. |

This is probably the best blog tpoic I have been part of thus far for the simple reason that its all about empowering and being your best. One thing I should mention, growing up, well, it was a nightmare for me. I did not have much of anything. Including food and clothes.I had plenty of tears and pain:) I always told myself that I would have a great career and wear "Suits" to work.Take care of my mother,my sisters,brothers and my kids when I was lucky enough to have my own. At the age of 9 thinking this was a little premature, true. But guess what.
When ever you have a dream, you need not know how it is going fulfill. Once a goal has been set, the mind automatically finds ways to achieve that dream. |

I'm so glad people are positively responding to this. You can find the positive and negative in everything you look at. We are a part of a tough industry, but knowing that I have to be the best at what I do to beat the competition makes it a challenge that I love.

Uh oh, they brought up positive thinking around Pollyanna. <grin> I'll never shut up now.
There are so many positive influences around us....they have always been there, we just need to change the way we look at things. (Ya know, change the way you look at things and the things you look at change). But you have to want to see the positive for it to be there.
Success is as you perceive it to be. Success can only be defined by you and not others, and I think that is probably the hardest lesson for anyone to appreciate. Too many of us are tempted to value ourselves based on opinions of others. And unfortunately, it's usually later in life (if ever) we learn to march to our own drummer. Still to this day, I find myself slipping in that rabbit hole of questioning self worth because I didn't make a 2M closing month, yet the 3 rookies in the office did. I have one co-worker that invariably asks EVERY MONTH, "how much you gonna close this month?" It drives her insane my answer is almost always, don't know, don't care. If it gets to the point I can't pay the bills, guess what? Time for another job.
So what do I do? I suppose I approach each day differently than many. The approach is always there. It's the follow up that falters. My approach is to have as good of a day that I possibly can. Sounds silly, huh? Well, try this: pay 10 strangers a compliment, randomly. (Too many? Okay, make it 5). You will be amazed how much better you feel. And when you feel good, people want to be around you. When I started this little technique, I saw almost immediate results. (sorry for those that have heard this) Everyday, my days were the same, I would stop at a 7-11 to pick up a small healthy-type lunch so I didn't get stuck over-doing it later in the afternoon. Pretty predictable. Same clerk every morning. but I made sure I turned up the wattage on my smile the minute I hit the store. In no time, I knew all of their names with the correct pronunciation (mostly Arabic names)and made sure they knew my name. One day the person in front of me was $1 or so short, I picked it up. Well, not long after that, it was my turn in line and my wallet was gone - I had slipped it into my jacket I was wearing the night before. Next thing I know the clerk pulls $10 out of her pocket and tells me to pay her back tomorrow. Wow, without my change in attitude, this never would have been there.
When you approach an office of realtors for business, I swear they can see the dollar signs in your eyes. The buyers see it too. So, give yourself a "different" goal. Short term goal, to get to know the regular FT secretary by name and have her recognize you by name. Mid-level goal, for this same secretary to introduce you to 3 to 5 realtors in the office. Long term goal: feel so comfortable in that office that you make the pot of coffee when it runs out. Take the dollar signs out of your eyes. Focus elsewhere.....
I can go on forever on this subject....(lol, I just ordered 3 books and 2 more audio books). I have spent a lot of time exploring various teachings.....from Buddha to New Age and the Laws of Attraction. I may stray away from basics, but the teachings have a way of reigning me back in.....and gets me on track to do what is good for me, not others. (More on that next week). There are a couple of internet radio programs that keep your head in a positive place.......you can even download many books in print and audio instantly so you don't lose the drive to get positive (such as Esther and Jerry Hicks, Wayne Dyer, and so on). Unfortunately, many believe either it works or it doesn't. Well, my vote is it takes a lot of work, some days of very hard work, to get yourself into a positive frame of mind. It doesn't just happen because you wake up and say "poof, make it so." |

I'm here because I feel absolute about 3 things...Real Estate, Finance and Politics.
I'm here, like D-Star said - I wear what I want...I have a mohawk, go to the gym, love my kids and my time. i love the simple truths, as in, some people are honest and true to fight the good fight.
My belief is to fight the good fight and that there are no bad days in paradise. You can take my money and my pride, but you can never steal my character or integrity.

To answer the OP, I agree...My kids make me cry once a week because I care so much. I effing could care less about anyone except for that day that my child loves and endears me. My 4yo said she wants to wear the same jersey number (17) thay endears me to the point of tears last night. I even called my mom. So, eff loans, mods and anything else....
If someone looks up to you..You can't ever let got the trust of a child.

My mortgage broker business gave me tremendous challenges and rewards for 15 years.
My wife (of 45 years) worked with me and headed loan processing (after her career as a Registered Nurse).
Strangely enough, working with her quadrupled my enjoyment of the business.
And I agree: it was satisfying to get paid for helping people, and boy, what a lot of characters we met along the way.
The mortgage business was terrific.

How do you like equipment leasing? There is company I found on Scotsman Guide that is paying 25% to those who bring them deals. Is it a lucrative business?
Allow me to echo those remarks DS!
I haven't tried to make a resi loan in 8 months, but equipment leasing has paid the bills and I'm aching to try some commercial. Another possibility I've found is locating businesses for sale and signing them up with a co-venture I spoke with. 25% of what? If it's on top of the funded lease, that sounds incredibly high to me. It makes me think the lender's rate is huge, and adding your 25% to the deal would result in a terrible proposition for the client. You would have a hard time selling that package to a customer and I would consider it unethical. (Does the comany name begin with a "P"?)
Lucrative? Not yet, but I've made $15K on a single deal. I just need more of them.
I range from 5% to 10%. Seldom below 10% on $10K or less unless I see a chance for a dealer arrangement and repeating deals. As the amount increase I lower my rate and don't get greedy. If the deal is messy or ugly and I have to really package a lot and hold some hands, I charge full rate.
Unless you're doing big volume, some won't work directly with you, but will refer you to a Superbroker that lends through them. Rates can vary wildly so get some quotes. The closer you are to a direct lender, the better your rate, but then of course these are mostly the guys that fund the superbrokers only, so you have a markup from them.

| I like the freedom and the money and also when I learn something in the business it sticks with me unlike other endeavors I've gotten into. Generally while I don't love this business like some of you I enjoy the freedom, money, satisfaction and the fact that this may sound weird the only thing I find challenging in this business is getting business. The endless guideline changes and other things rarely bother me just getting on the phone at night at times can bother me. |

Ways to remotivate? i can share what works for me. I have the "Anthony Robbins" Awaken The Giant. It seems that the book just lights a fire inside me. The other night I was feeling pretty lousy. So what did I do? I started to read. Learned different ways to look at things. How to focus on what I want. The idea is that life is just what we define it to be.
An example: Lets say that you wake up and are having the worst day ever. Why do you feel like that? Because life is just terrible? Because things arent going as planned? Really... What are we focusing on?
How about the fact that we are well. How about the fact that our loved ones are ok. When we fail? Do we fail or do we suceed at learning what does not work.
Edison failed 10,000 times at making the bulb light. When asked how he overcame the constant failure he answered: "I did not fail 10,ooo times. I suceeded at learning 10,000 ways it would not work" |

I do, but while I've done extensive research and study in the comm market, I don't feel like I can yet talk the talk....forget the walk. I refer commercial loans to a very good friend that takes my rudimentary Exec Summary and runs with it. So far, a lot of clients have been less than A-paper, but I've made a few bucks and plan to learn more. Leasing is labor intensive and requires most of my time, but I want to learn more and participate more and enjoy a higher split.
I met a guy that is a franchisee of a large Buy/Sell Business Brokerage service. It appears it may have a large potential for commission if I encounter an owner that wants to sell out or buy another business. I haven't pursued it in depth, but it looks like another income stream with huge potential. |

Somebody mentioned Joel Osteen. One of the last words I remember from him and left an impact with me were:
If you are in your mind only here to survive, that is all you are going to do...survive
If you are in your mind here to thrive, that is what you will do.
