I have a client who is a Foreign National (No Greencard, Only a Visa) who is looking to purchase a property (SFR) with a loan amount of $1M putting about 30-40% Down. Any suggestions?

Does 1st bank of florida have a wholesale division??

yeap, call Joe V.P. he will send package you have toget approved. Thisis the onlylender doing 65% condo and 70-75% sfr. Hope this helps everyone, it took me an entire day to find someone that will take more than 50-60% LTV good luck!

World/Wachovia had a program up until last thursday. I just had to give one that I was working on to their local retail branch because the buyer was trying to get a shortsale and the lender didn't respond before the cut-off date for submissions 7/24.

HSBC has a good program. I believe they go to 65%. All 50 states.
Assuming they are still doing wholesale.....

By the way, HSBC only does Foreign National loans on the retail side.........not wholesale.

Just Beware!!! We've worked with 1st Bank of FL and they may say that's what their guideline is, but they "counter offered" my deal on a SFR cutting the LTV from 75% to 55% at the last minute. This now has me scrambling to find another FN lender at the last minute.

Also, heads up for you- they are VERY slow and it will take you at least 6 weeks to close. Hope you have a VERY gracious title company, realtor and borrower on your side!!!
