Who has the best ARM's these days? I am in WA state. I have several people looking for 7/1 interest only's and lots of lenders aren't even offering them. Astoria has good rates, but they have one of the worst reps in the Seattle area and I don't like to use them. Any suggestions?

ING ? (Astoria/ING for Jumbo)
Flagstar for Conforming...
HSBC and Chase often are competitive
Do you get ICON ? that might help
I'm still looking for 2nds (my last lender to do up to 100% CLTV
2nds just closed this department). Sigh....
