I have a self employed massage therapist a teacher with good credit. They have 70k seasoned and the rest of the down is a gift from parents. They only have 20% down and I need stated income. Let me know if you have something that works. Teacher just got new teaching job for different school but has been teaching the past 3 years. They are in contract on a home for $425k sales price and the loan amount is $340,000. The fico is 739 and the home is a SFR 1 unit. Any help would be great!

I can do 80% retail. Not sure if that helps but at least you have options.

You might wanna try downey on this, their guidelines are ever changing , surprise surprise but I know they have a SIVA portfolio program. good luck
